How we collect, use and protect your personal information.

Who we are
Homeway Mortgages Ltd ("we", "us") is registered in England and Wales under company number 16848210, and is an Appointed Representative of Mortgage Advice Bureau (Derby) Limited, which is authorised and regulated by the Financial Conduct Authority. Homeway Mortgages Ltd is entered on the Financial Services Register under reference 1050435. Our registered office is Camburgh House, 27 New Dover Road, Canterbury, Kent, CT1 3DN. We are the data controller for the personal information you provide to us, and we are registered with the Information Commissioner's Office (ICO) under registration number ZC074611.

Information we collect
- Identity and contact details — your name, address, date of birth, phone number and email.
- Financial circumstances — income, employment, outgoings, existing credit commitments and details of the property, as relevant to mortgage and protection advice.
- Health and lifestyle information — only where needed for protection or insurance products (see the section on sensitive information below).
- Technical data — limited information such as pages visited when you use this website.
Where your information comes from
Most of it comes directly from you. Some may come from credit reference agencies during an application, from lenders or insurers you already hold products with, or from someone who introduces you to us (for example an estate agent), where applicable.
How we use your information

Legal basis
We process your data: to take steps at your request before entering into a contract and to perform that contract; to comply with our legal and regulatory obligations; for our legitimate interests in running and improving our business and preventing fraud, where those interests are not overridden by yours; and with your consent — for marketing and non-essential cookies — which you may withdraw at any time.
Health and other sensitive information
Some products we advise on — life insurance, critical illness cover, income protection, private medical insurance — require health and lifestyle information. This is special category data under UK GDPR. We collect it only when it is needed for a quote or an application, and we process it with your explicit consent or where the law permits processing for insurance purposes (Data Protection Act 2018, Schedule 1). You can withdraw consent at any time, although we may then be unable to advise on those products.
Credit reference and fraud prevention agencies
When you apply for a mortgage, the lender will search your record at one or more credit reference agencies (Experian, Equifax, TransUnion). How the agencies use and share personal data is explained in the Credit Reference Agency Information Notice (CRAIN), available at experian.co.uk/crain. Lenders and insurers may also check fraud prevention databases such as CIFAS. Before any application is submitted, we will tell you which searches will be made and whether they leave a record on your credit file.
Sharing your information
We may share your information with lenders, insurers and Mortgage Advice Bureau as necessary to provide advice and arrange products; with regulators or authorities where legally required; and with trusted suppliers who provide services to us (such as IT systems) under contracts that protect your data. We do not sell your personal data.
International transfers
Your information is stored in the UK. If a supplier processes data outside the UK, we make sure safeguards recognised by UK GDPR are in place — an adequacy decision or the UK International Data Transfer Agreement.
Automated decision-making
We do not make decisions about you based solely on automated processing. Lenders and insurers may use automated credit or underwriting scoring when assessing an application; where the law requires, they must tell you and offer a human review.
How long we keep it
We keep records of the advice we give for at least three years, as FCA rules require. Client files are retained for six years after our relationship ends, in line with the Limitation Act 1980 and the time limits for referring a complaint to the Financial Ombudsman Service. We keep information longer only where the law requires it, and when it is no longer needed it is securely deleted.
Your rights
- Access a copy of the personal data we hold about you
- Have inaccurate data corrected, and incomplete data completed
- Have your data erased, where there is no overriding reason to keep it
- Restrict or object to our processing — including an absolute right to object to direct marketing
- Receive your data in a portable format
- Withdraw consent at any time, where consent is the basis we rely on

If you are unhappy with how we have handled your information, we would appreciate the chance to put it right — please contact us.
